What does "Seller's Only Agent" actually mean?
It means I represent home sellers and no one else. I do not take buyer clients. So when I list and sell your home, there is no buyer I am also trying to please. My loyalty sits with you alone.
What is included in the $17,000 flat fee?
Full listing service. Pricing strategy, home prep guidance, professional photography, marketing and exposure, coordinating showings, reviewing and negotiating offers, and managing escrow through to closing. It is the listing side done in full, for one flat number.
How is a flat fee different from paying 3%?
A percentage commission grows with your sale price. On a $700,000 home a 3% listing side is $21,000. On a $1,400,000 home it is $42,000. My flat fee stays $17,000 either way. Same full service, a capped price on the listing side.
Is this a discount service where I get less?
No. This is full service. The flat fee is not a discount mill and it is not "cheapest." It is a capped price for the complete listing so your fee does not climb just because your home is worth more.
